For our meeting, we will need to know the municipality where your project is or will be located.
Please provide a copy of a survey if available and a copy of the property deed. There may be easements for utilities etc. and there may also be restrictive covenants registered against the property that need to be reviewed.
If you have design drawings and wish to have them redrawn, corrected or revised to suit your budget, please provide us with a copy.

A BCIN registered building designer in Ontario must produce drawings that meet the minimum standards of the OBC for your building project.
I would advise designing and building to a higher standard than what is the minimum required as you will benefit in a number of ways from increased specifications.

In Ontario, zoning bylaws dictate permitted land uses, lot coverage, building heights and required setbacks.
Municipal Planning Departments determine the zoning bylaws and sets what you can build on your property in their municipality.
If your building project complies with the zoning bylaws, you will be able to proceed to the building department to apply for a building permit.
If your project does not comply, then you can apply to the planning department for a minor variance or zoning amendment.
These applications have fees and take time.

In 2026, the average cost to build a new home in the Kingston area varies from a low of $325 / sq. ft. for a basic standard house with few features and simple mechanical systems to $550 / sq. ft. plus for a premium more complex home with custom design features and upgraded mechanical systems.
Not included in the above / sq. ft. figures are additional costs to budget for such as land / lot costs, servicing, municipal / building permit , development charges, surveys, legal fees and architectural / designer costs.
It is also recommended to include a 10% - 15% contingency fund for unexpected material price increases and additional labour charges.
